Documents For Home Loan

The documents mentioned below are applicable only for Indian citizens. The documents that are needed to be submitted differ as per the category of the applicant.

In Case of Individuals who are “Salaried”

  • Form 16A or proof of salary slip.
  • Ration card (first and last page only), PAN card, Telephone (landline) or Power Bill photocopy.
  • Copy of investment proof – as to the kinds of investment that the applicant has made (it could be FD, shares, fixed asset etc.) to check his financial credibility.
  • If applicant has taken any LIC Policy, then a copy of the most recent receipt of premium payment.
  • Size and number of photographs as per rules.
  • Half-year’s bank statement photocopy.

 

In Case of Individuals who run their “Own business or are Self-employed”

  • Short overview of the business of the individual.
  • Copy of last 3 years’ financial statements (Balance Sheet, Income statement, Profit and Loss account etc. and proofs of filing of income tax returns) that has been validated by a chartered accountant.
  • If individual has paid any advance tax payments, then copy of the same.
  • Copy of registration certificate of the businesses, in accordance with the Factories Act or Shops & Establishments Act, as applicable for the individual.
  • In case of professional tax deduction, then a copy of registration certificate validating the same.
  • Copy of 6 months’ bank statement pertaining to both savings and current accounts.
  • If individual is currently practicing any profession, then a copy of the certificate authorising the same.
  • If individual has taken any other bank loan, then details pertaining to the same.
  • Ration card (first and last page only), PAN Card, Telephone (landline) or Power Bill photocopy.
  • If individual has taken any LIC policy, then details pertaining to the same.
  • If individual has invested in FD, shares or any other fixed asset, then copy of the same.

In Case Individual has brought the “Flat from a Builder”

  • Copy of the original agreement signed by the individual with the builder.
  • Construction land’s property register card in a measurement of 7 *12.
  • Builder’s agreement Index II Extract copy.
  • Collector’s confirmation and NA permission certificate of the land.
  • Copy of last 30 years’ search and title report with all relevant documentation.
  • Copy of the agreement terms signed between the land’s owner and the builder.
  • Copy of permission granted by the Urban Land Ceiling Act.
  • Copy of the approval obtained from the relevant authorities for the building plan and design.
  • Copy of the certificate given by the local municipal corporation for commencing operations.
  • Copy of the certificate confirming the completion of building as and when applicable.
  • All copies of receipts confirming tax payments.
  • Copy of the builders firm’s MoU or deed or partnership.

In Case Individual has bought the “Flat from a Cooperative Society”

  • Copy of society’s original share certificate.
  • Letter of allotment in individual’s name given by the society.
  • In case of execution of lease deed, details pertaining to the same.
  • Registration certificate copy pertaining to the society.
  • Society bylaw’s copy.
  • Society’s no objection certificate copy.
  • Copy of proper register card or extract 7/12 in the name of the society.
  • Collector’s approval for the land in the form of NA permission.
  • Copy of last 30 years’ search and title report with all relevant documentation.
  • Copy of permission granted as per the Urban Land Ceiling Act.
  • Copy of the approval obtained from the relevant authorities for the building plan and design.
  • Copy of the certificate given by the local municipal corporation for commencing operations.
  • All copies of receipts confirming tax payments.
  • Copy of original assignment deed or agreement to assign.

If Individual is “Constructing a house on his own Land”

  • Copy of the land’s valid sale deed and Index II extract.
  • Property Register card or 7/12 extract in the individual’s name.
  • Collector’s approval for the land in the form of NA permission.
  • Copy of last 30 years’ search and title report with all relevant documentation.
  • Copy of permission granted as per the Urban Land Ceiling Act.
  • Copy of the approval obtained from the relevant authorities for the building plan and design.
  • Copy of the certificate given by the local municipal corporation for commencing operations.
  • All copies of receipts confirming tax payments.
  • Copy of architect’s estimate of construction expenses.
